Real estate valuations

REAS specializes in valuations of investment lands and existing residential buildings. Valuations are conducted by chartered financial appraisers with many years of experience, which allows them to employ local and international standards of valuation: British (RICS), European (TEGOVA), American (USPAP) and International (IVSC).

Broad knowledge of many local residential markets together with their structure and dynamics, as well as understanding of mechanisms regulating the markets, price dynamics and segmentations of residential markets in Poland and Romania, allow REAS to enrich its valuations with comprehensive analysis, prognosis for the subject market and marketing assessment of the considered residential products. 

Valuations conducted by REAS may constitute a separate report / statement and/or be a part of a more complex investment consulting study. The purpose of the valuation may include:

  • market value of real estate for Client’s own purposes;
  • market value of real estate for the present and optimum exploitation for the purpose of securing bank credit loan.

Depending on the purpose of the valuation, most commonly applied approaches and methods are:

  • comparative method based on defining the real estate value of under the assumption that it corresponds with the prices obtained for similar real estate on the market;
  • mixed method (residual method) which allows to estimate the real estate market value for which the potential investor may purchase the real estate in its present condition in connection with the planned investment project.
